Key Points

  • North Beach is undergoing a transformation, with developers like Witkoff Group, Constellation Group and Lefferts bringing eight residential towers to the neighborhood.
  • A 2018 Miami Beach ordinance that provided height and density incentives in North Beach has been a key driver.

North Beach is little more than a thin sliver of land between Biscayne Bay and the Atlantic Ocean, but developers see lots of room for growth. Once eclipsed by South Beach, the nearly 5-square-mile district is getting its moment, with eight residential towers in the pipeline. Here’s a breakdown of the projects coming to North Beach.

Ocean Terrace Residences — Witkoff Group with Ocean Terrace Holdings

A 76-residence development spanning an entire city block at 740 Ocean Terrace, with a 20-story, 52-unit tower, a second tower with 24 resort residences, a 42-key luxury hotel, 15,000 sq ft of retail and 350 feet of ocean frontage. Prices start at over $6 million; sales are approaching $400 million, with completion slated for 2029.

Ella Miami Beach — Constellation Group, The Boschetti Group and Vietmar

A rental-friendly 103-residence tower at 6940 Abbott Avenue, topped off in March, with studios to two-bedrooms from $550,000. Amenities include a fitness center, rooftop pickleball court, yoga meditation deck and private beach access; completion is slated for next year.

Palma Miami Beach Residences — Lefferts

A 14-story rental-friendly condo tower at 600 71st Street with 121 fully furnished one- and two-bedroom residences and penthouses from $650,000, 75 percent sold. Amenities include a pool, cold plunge, hot tub and fitness center, plus 8,500 sq ft of retail.

Deauville Hotel site — Terra with the Meruelo family

At 6701 Collins Avenue, the historic Deauville site is being redeveloped with a reinterpreted hotel tower, partial reconstruction of the historic pedestal and modern residences designed by Foster + Partners, alongside public benefits including a $7.5 million contribution to the Byron Carlyle Cultural Center.

72 Carlyle — Lefferts

A 20-story tower at 600 72nd Street with 134 residences from $1.1 million and 45,000 sq ft of Piero Lissoni-designed amenities including a padel court, plunge pools, wine cellar and library. Completion is slated for late 2028.

7200 Collins — Northlink Capital

A Revuelta-designed 12-story development with 222 one- and two-bedroom residences, 93 percent sold as of March, with two pools, a private beach club and a rooftop cinema. Sales by OneWorld Properties; prices start over $860,000, completion expected next year.

NoBe PARC Miami Beach — Robert Finvarb Companies

The Aventura-based firm is developing a 14-story tower at 7140 Abbott Avenue with 232 fully furnished units, from studios to two-bedrooms, designed by V Starr and furnished by Crate & Barrel. Sales launched in May with prices between $570,000 and $2 million, led by OneWorld Properties. Amenities include a pool and rooftop deck, beach club and co-working spaces, with completion expected by the end of 2028.
