Robert Finvarb Cos. has launched sales of a condo project in the North Beach neighborhood of Miami Beach that will accommodate short-term rentals. The 15-story NoBe PARC Miami Beach is the latest development in the North Beach Town Center district, where city officials changed the zoning to encourage more development. It’s one of the few places in Miami Beach where short-term rental condos are encouraged by the zoning codes.
Located on the 1.24-acre site at 7140 Abbott Ave, NoBe PARC would have 232 condos ranging from 375 to 849 square feet, plus terrace space. They would come fully furnished by Crate & Barrel, with interior design by V Starr. Prices range from $570,000 to $2 million.
There is a clear evolution happening in North Beach. I grew up here, and I’ve watched it transform from a quiet coastal enclave into one of the most compelling areas in Miami Beach. NoBe PARC is both personal and intentional for us, as it reflects our belief in the neighborhood’s future and in delivering a product that finally matches how people want to live here today: flexible, design-forward, and connected to the water and community.
Amenities
The fifth-floor amenity deck would include a pool, sauna, steam room, treatment rooms, a cold plunge, coworking space, a social lounge, grilling stations, gaming lawns, a fitness center, and a children’s playroom. There would also be a rooftop deck with a yoga space, private cabanas, and a sunset lounge.
The project was designed by Arquitectonica, with TAG as architect of record. OneWorld Properties is the developer’s broker for sales.
Flexibility has become one of the most valuable amenities in real estate. Buyers still want the Miami Beach lifestyle, but they also want the ability to use their residence on their own terms, whether that means seasonal living, generating income, or simply having a turnkey home near the water.
The developer plans to complete the project in late 2028. Robert Finvarb Cos., through affiliate Abbott Avenue Partners LLC, first filed plans for this project in 2020. Since then, more condos have been completed or broken ground in North Beach as the neighborhood attracts new residents and investment.
